Sumadhura Group Leases 5 Lakh Sq Ft in Bengaluru, Targets ₹50 Crore in Annual Rentals

Real estate developer Sumadhura Group has leased over 5 lakh square feet of commercial space at its Capitol Towers project in Whitefield, Bengaluru, aiming to generate ₹50 crore in annual rental income. The leasing deals have been finalized with several multinational corporations and premium retail brands, reflecting strong demand in the city’s commercial property market.

The leased area includes both office and retail spaces, with the tenure of contracts ranging between three to five years. Corporate tenants that have signed long-term leases include First Brand Group, Terex India Private Limited, and Saiharmony Solutions India Private Limited. The retail segment has attracted brands such as Blue Tokai café and bakery, Sinonna and Mad Doh pizzeria, The Harvest salad bar, Thyme & Whisk fine dining, Belancia salon and spa, and Klay daycare and creche services.

Sumadhura Group Chairman and Managing Director Madhusudhan G stated that the strong leasing momentum was driven by the strategic location and connectivity of Whitefield, which has rapidly evolved into one of Bengaluru’s most active commercial corridors. He added that improved infrastructure, proximity to metro connectivity, and the growth of global capability centers in the area have contributed significantly to demand.

Sumadhura Capitol Towers is part of the group’s broader commercial portfolio in South India. According to the company, the development has been designed to cater to modern business requirements with premium Grade A+ specifications.

Recent industry data indicates a growing trend in commercial real estate leasing across major Indian cities. Bengaluru led the market in the second quarter of 2025, accounting for 4.8 million square feet out of the total 17.8 million square feet leased across the top eight cities, representing 27 percent of the national share.

Sumadhura Group has already completed 54 residential and commercial projects covering over 13 million square feet. The company has an additional 40 million square feet in the pipeline, emphasizing its long-term commitment to the real estate sector.

With the success of Capitol Towers, Sumadhura Group continues to strengthen its presence in Bengaluru’s commercial real estate landscape, positioning itself as a key player in the growing office and retail leasing market.
