UP RERA Recovers ₹1,410 Crore for Homebuyers, Resolves Disputes Worth Over ₹5,000 Crore

The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has successfully recovered ₹1,410 crore for homebuyers through 5,700 recovery certificates (RCs), showcasing major progress in addressing real estate grievances across the state. The regulatory body also resolved claims worth a total of ₹5,180 crore through various mechanisms.

According to the latest data, UP RERA recovered ₹861 crore between August 2023 and mid-July 2025 alone. The trend of recoveries has remained strong over recent years, with ₹380 crore was recovered in 2023, followed by ₹463 crore in 2024, and ₹251 crore so far in 2025.

Apart from direct recoveries, nearly 1,650 RCs amounting to ₹500 crore were settled through mutual agreements between developers and homebuyers. In addition, the authority resolved around 8,500 complaints involving refunds and possession, with a combined value of ₹3,320 crore. These cases were concluded through conciliation forums and enforcement actions at UP RERA offices in Lucknow and Greater Noida.

Overall, approximately 15,850 homebuyer complaints, amounting to ₹5,180 crore, have been addressed either through direct recovery, mutual settlements, or enforcement orders. These efforts reflect the authority’s growing effectiveness in ensuring timely resolution of buyer grievances and holding developers accountable.

UP RERA Chairman Sanjay Bhoosreddy attributed the success to close coordination with district magistrates and strict enforcement practices. He stated that project registration and extensions are now being approved only after ensuring compliance with homebuyer claims, reinforcing the authority’s buyer-first approach.

The regulatory body has seen an increasing number of complaints, particularly from high-density areas such as Gautam Buddha Nagar, Lucknow, Ghaziabad, Meerut, and Varanasi. The rise in enforcement actions is seen as a significant move toward restoring buyer confidence in the real estate sector.
