Tesla Leases Over 50,000 Sq Ft in Gurugram for New Showroom and Service Hub

Tesla India Motor & Energy Pvt Ltd has secured a long-term lease for nearly 51,000 square feet of space in Gurugram as part of its India expansion strategy. This marks the company’s second major facility in the country following its recent debut in Mumbai.

The leased property is located at Orchid Business Park on Sohna Road, a key commercial stretch in Gurugram. The agreement, signed for a nine-year term, includes a three-year lock-in period and a monthly rent of ₹40.17 lakh. Tesla has also paid a security deposit of ₹2.41 crore. The lease was registered on July 28 and officially commenced on July 15.

According to lease documents, the facility includes a chargeable area of 33,475 square feet and a total super built-up area of 50,914 square feet. The space will be used as a combined retail showroom and service center, supporting sales, deliveries, maintenance, and after-sales support. The agreement also covers the use of 51 parking spots, a significant provision for customer and service vehicle requirements.

The monthly rent is priced at ₹120 per square foot, with an annual escalation clause of 4.75 percent built into the agreement. The substantial size and strategic location of the Gurugram facility are expected to support Tesla’s operational needs in the National Capital Region.

This leasing deal follows Tesla’s recent opening of a smaller, premium showroom in Mumbai’s Bandra Kurla Complex, where it leased around 2,000 square feet at a monthly rental of ₹35.26 lakh. Compared to Mumbai, the Gurugram property offers significantly more space at a lower per square foot cost, making it more suited for broader operational functions.

Tesla is also reportedly exploring a third location in Delhi’s Aerocity, indicating its growing commitment to the Indian electric vehicle market. The company’s latest move aligns with its plan to establish a nationwide presence as EV adoption gains momentum in the country.
